Owners, operators, HOAs or buildings, landlords, local authorities, and other relevant parties may impose their own consent, lease, licensing, occupancy, safety, or operating requirements. Before relying on an opportunity, identify the parties who need to agree, obtain the permissions that apply, and do your own legal and practical checks. RentCairn does not make those approvals for you.

Signed-in members can begin direct, authenticated owner/operator conversations through RentCairn. RentCairn is a marketplace and communication facilitator, not the landlord, broker, or a party to any agreement between members. Owners control their approval decisions, and members are responsible for reviewing the opportunity and deciding whether to continue a conversation or agreement.

How should I read the cash-flow estimates?

These are scenarios, not promises of income or profitability, and they can be negative. Occupied revenue is gross monthly revenue multiplied by the occupancy assumption. Projected monthly cash flow subtracts monthly rent and recurring operating expenses. First-month cash also subtracts one-time furnishing costs. Results can differ because demand, pricing, utilities, taxes, repairs, furnishing spend, permissions, and other variables may change; use your own assumptions and checks before making a commitment.
